Owner and operator of 92-store Mexican restaurant chain and eight-location cinema concept signs 29,260 square foot lease with St. John Properties, Inc. with intentions to relocate 110 employees.
PLEASANT GROVE, UT – Win Brands, a multi-faceted company which owns and operates a chain of 92 Mexican restaurants as well as eight entertainment facilities across the country, has chosen Valley Grove in Pleasant Grove, Utah as the site of its new corporate headquarters. The group signed a lease with St. John Properties, Inc. for 29,260 square feet of space within the 130-acre mixed-use business community adjacent to both Interstate 15 and Pleasant Grove Boulevard, and intends to consolidate three existing locations and relocate approximately 110 employees to the site this summer.
Sean Collins, CEO of Win Brands, together with partner Dave Rutter became the first franchisee of Costa Vida Fresh Mexican Grill in 2005. The pair have since expanded the concept to 14 states and Canada, and will have more than 100 locations open by year end. Specialty menu items for the quick service restaurant include burritos, salads, enchiladas, tacos and quesadillas. Vida Fresh Mexican Grill is known for its use of fresh ingredients that targets consumers interested in a healthy lifestyle, with all food items prepared from scratch and made on-site daily.
Win Brands also operates FatCats, a combination movie theatre/bowling/dining concept with eight locations in Arizona, Idaho, and Utah. The facilities offer a wide range of interactive entertainment, including glow-in-the-dark mini-golf, and virtual reality and arcade games. The movie experience features luxury reclining seats and optional food delivery to movie viewers. FatCats can also be reserved for private parties, business and team-building activities.
Win Brands will occupy the entire top floor of 1333 S Valley Grove Way, and house all corporate operations including the executive, finance, construction, real estate, and information technology teams.

Valley Grove currently features nearly 750,000 square feet of Class ‘A’ office space and 100,000 square feet of flex/R&D space. Existing restaurants and retailers at Valley Grove include AT&T, Da Cloud Boba Shoppe, Jersey Mike’s Subs, Kolache Krave, R&R BBQ, Starbucks Coffee, Slim Chickens, Verizon, and Village Baker. A 34,000 square foot Tesla dealership is also contained within the business community. St. John Properties recently signed leases with nine new retailers comprising nearly 17,000 square feet of space. Club Pilates, MilkShake Factory, and Shamrock Coffee are set to open at Valley Grovein the first quarter of this year.
Upon final build-out, Valley Grove is expected to encompass over 1.5 million square feet of Class ‘A’ commercial office space, retail, restaurants, and a full-service hotel, with St. John Properties’ investment estimated to surpass $1.2 billion in Pleasant Grove. Last year, St. John Properties revealed development plans for Valley Grove Phase VI, a 47-acre addition featuring commercial office and retail space, as well as luxury residential.
More than 225,000 vehicles pass Valley Grove via Interstate 15 daily, with an additional 60,000 vehicles driving by the site each day from Pleasant Grove Boulevard. The business community is situated 12 miles from Provo, 25 miles from Interstate 215, and 35 miles from Salt Lake City and Salt Lake City International Airport.
