New retailers and restaurants totaling more than 11,200 square feet of space join mixed-use business community developed by St. John Properties
PLEASANT GROVE, UT – Feather Hat Bar, MassageLuXe, Melty, Panera Bread, and Royal Suits have signed leases cumulatively totaling more than 11,200 square feet of space at Valley Grove, a mixed-use business community developed by St. John Properties. The recent retail and restaurant leasing activity adds to the nine new retailers, comprising nearly 17,000 square feet of space, that St. John Properties added to the 130-acre development in Pleasant Grove, Utah over the past several months.
Feather Hat Bar plans to open within 1,400 square feet of space at 1043 S Valley Grove Way in mid-August. According to owner Nicole Freeman, the concept allows consumers to choose from among 50 different brim or cowboy hats and custom-design the item with accessories including bands, feathers ribbons and pins. The boutique specifically targets small groups of 10-15-people, such as bachelorette parties and corporate events and, although women comprise 80 percent of its audience, the store will also carry items for men. “Trending nationally and extremely popular, there are no hat bar options near Valley Grove other than a few mobile operations. The business community’s demographics matches our audience profile, and its strategic position near several major interstates will enable us to target consumers throughout Utah County.”
MassageLuXe franchise owner Beth Kollman plans to open the national health and wellness concept’s first location in Utah County in early 2025, within 2,600 square feet of space at 758 S North County Boulevard. The membership-based group provides massages, facials and waxing services and differentiates itself with its offering of hydra facials, derma-planing and the “Luxe Lounge,” which allows customers to relax or meditate prior to receiving treatment. Kollman plans to initially open two other locations in the greater Salt Lake City area and was drawn to Valley Grove because of its “juxtaposition near the intersection of several major roads, tremendous visibility and the prospects for continued residential and business growth.” Approximately 15 people will work at the facility. Quick-serve restaurant chain Melty, which specializes in grilled cheese sandwiches and currently operates locations in California, Tennessee, and Utah, signed a lease for 1,621 square feet of space at 863 S North County Boulevard and plans to open later this year. According to local franchisee and Managing Partner Mark Andersen, the menu includes grilled sandwiches filled with Black Angus beef, chicken parmesan, turkey bacon, BBQ brisket, ham and Swiss, among others. “This is our first franchise, when looking for our initial site we mapped out areas throughout Utah County and Pleasant Grove emerged as the logical location,” Anderson said. “We were particularly enticed by Valley Grove’s buildings which offer high-visibility, excellent landscaping, prime signage, and generous parking. In essence, our location has two fronts and offers a natural advertisement. We love the current tenant mix and we believe the new roster of tenants add tremendous value to the community.” Derek Orr of SW Valley KW Commercial represented the tenant.
Bakery and café Panera Bread is slated to open its second Salt Lake City-area location at Valley Grove in mid-August. Franchise owner Peter Strang, who owns more than 40 Panera Bread locations in the Philadelphia area says he was attracted to Valley Grove because “the business community attracts both businesspeople and residents living in the nearby neighborhoods.” Strang added, “you need both audiences to survive and, after surveying the area’s demographics, we are extremely confident of our ability to draw steady traffic throughout the day.” He added “Valley Grove is extremely vibrant and an up-and-coming business community with a tremendous amount of growth ahead of it.” Approximately 50-60 people are expected to work at the new location. JR Moore of Mountain West Commercial represented Panera Bread which leased 3,755 square feet of space at 887 S North County Boulevard.
Royal Suits, a new venture which sells custom-designed and tailor-fit business suits for men, leased 1,847 square feet of space, and intends to open at 758 S North County Boulevard in October. According to owner Delgermaa Enkbaatar, the store will also offer tailoring, alterations, and dry-cleaning services. “We wanted our first location to be near businesses and offer vibrant foot traffic,” she said. “Valley Grove is also visible and located directly off the freeway, which is a significant advantage.”
Valley Grove, located directly adjacent to both Interstate 15 and Pleasant Grove Boulevard, is a mixed-use community configured to support more than 1.5 million square feet of Class ‘A’ office, flex/R&D, and retail space, as well as a full-service hotel. The business community currently features Grove Tower, a six-story building containing nearly 190,000 square feet of office space; Valley Grove I, a six-story, 165,000 square foot building; Valley Grove II and Valley Grove III, two five-story buildings comprising 140,000 square feet of space each.
Existing restaurants and retailers at Valley Grove include AT&T, Café Rio, Da Cloud Boba Shoppe, The Great Greek Mediterranean Grill, Jersey Mike’s Subs, Kolache Krave, Milkshake Factory, R&R BBQ, Starbucks Coffee, Slim Chickens, Verizon, Wayback Burger, Wildside Bowls, and Village Baker. A 34,000 square foot Tesla dealership is also contained within the business community.
More than 225,000 vehicles pass Valley Grove via Interstate 15 on a daily basis, with an additional 60,000 vehicles driving by the site each day from Pleasant Grove Boulevard. The business community is situated 12 miles from Provo, 25 miles from Interstate 215, 35 miles from Salt Lake City and Salt Lake International Airport.
